<p>I&#8217;m excited about what architects <a href="http://www.daad-group.com/index.html">DA|AD</a> and developer <a href="http://www.woodlandstreetpartners.com/">Woodland Street Partners</a> have planned  for Nouvell, a new modernist subdivision in the Rosebank section of East Nashville. The 4-acre site is clearly visible on the satellite image below, wedged in between existing homes on Carter Avenue to the south and Solon Drive to the north. The entrance to the development will be off Solon, and an access road will curve around to the eastern edge of the site.</p>

<p>A total of 15 single-family homes will be built, and buyers will have a choice of four different 3-bedroom/2.5-bath floor plans. DA|AD appears to have done a good job ensuring that the individual homes are distinctive yet consistent, with certain design elements repeated throughout the development. For example, every home has two stories, an L-shaped configuration, and shed roofs set at what may appear to be random angles.  In fact, each roof is configured to control rainwater runoff and direct it to a rain garden. That&#8217;s just one of Nouvell&#8217;s green features. Others include Energy Star appliances and windows, enhanced cellulose and sprayed foam insulation, high-efficiency designer lighting fixtures with CFL bulbs, and radiant roof decking.  As you might expect, the developer intends to pursue LEED certification.</p>

<p>Prices at Nouvell range from $224,900 for 1,432 sq ft to $269,900 for 1,776 sq ft. This is approximately 20% less than comparable new construction in other infill developments.</p>

<p>At its July 20 meeting, the Metro Council gave final approval to the developer&#8217;s request to rezone the site. As construction progresses, I&#8217;m sure I&#8217;ll have more to say about Nouvell. 			<content:encoded><![CDATA[<p>So after the real estate equivalent of an ad agency review last week, I&#8217;m pleased to report that I&#8217;ve retained the 5706 Burgess listing. When a property has been on the market for a while, one of the only things a seller can do—and by far the easiest—is &#8220;switch horses,&#8221; so I appreciate Dan&#8217;s vote of confidence. </p>
<p>We had another pretty good month last month&#8211;a steady stream of showings, an offer that we worked but that ultimately fell a little short, and several verbal/trial balloon &#8220;offers&#8221;&#8211;but we&#8217;re not going to be satisfied with more of the same in April.  Dan and I are both highly motivated to get Burgess under contract THIS MONTH.  Bring us an offer on this amazing house and let&#8217;s see what we can work out.</p>
