Modern Living in Nashville and Middle Tennessee

Nouvell—Green, Affordable, Modern

Entrance to Nouvell on Solon Drive

I’m excited about what architects DA|AD and developer Woodland Street Partners have planned for Nouvell, a new modernist subdivision in the Rosebank section of East Nashville. The 4-acre site is clearly visible on the satellite image below, wedged in between existing homes on Carter Avenue to the south and Solon Drive to the north. The entrance to the development will be off Solon, and an access road will curve around to the eastern edge of the site.

A total of 15 single-family homes will be built, and buyers will have a choice of four different 3-bedroom/2.5-bath floor plans. DA|AD appears to have done a good job ensuring that the individual homes are distinctive yet consistent, with certain design elements repeated throughout the development. For example, every home has two stories, an L-shaped configuration, and shed roofs set at what may appear to be random angles. In fact, each roof is configured to control rainwater runoff and direct it to a rain garden. That’s just one of Nouvell’s green features. Others include Energy Star appliances and windows, enhanced cellulose and sprayed foam insulation, high-efficiency designer lighting fixtures with CFL bulbs, and radiant roof decking. As you might expect, the developer intends to pursue LEED certification.

Overview of Development Looking East

Prices at Nouvell range from $224,900 for 1,432 sq ft to $269,900 for 1,776 sq ft. This is approximately 20% less than comparable new construction in other infill developments.

At its July 20 meeting, the Metro Council gave final approval to the developer’s request to rezone the site. As construction progresses, I’m sure I’ll have more to say about Nouvell. In the meantime, take a look below at the brochure put together by the Nashville CityLiving team at Village, which is handling the project’s marketing, and feel free to contact me with any questions.

Two Outta Three Ain’t Bad (But It’s Probably Smaller Than You’d Like)

Interesting series of posts on the GOOD blog detailing the whys and wherefores behind an inescapable truth about new construction:

We want so bad to believe that we can have it all—a cool design with lots of space, for not a lot of money. But we can’t have it all. Size, quality, low cost: we can only have two of the three.

So hard to make the right trade-offs, get the balance right.

The first first three posts (of four) are here: http://www.good.is/series/square-feat.

Visual Acoustics

Surely this documentary about legendary architectural photographer Julius Shulman will be coming to the Belcourt. I was bummed that the trailer on the website wouldn’t load, but then I found it on YouTube:

That’s Dustin Hoffman narrating, by the way.

You can’t buy an original Eichler in Nashville, but you can build yourself a brand-new one:

The “Additional Photos” links on the site are working MUCH better now — pulling in lots of photos for most listings. Other functionality improvements are on the way. Let me know what could work better or what features you’d like to see added to the site to make searching easier.

5706 Burgess Under Contract

Just updated status on MLS to “Active with Financing Contingency.” In case you’re wondering, showings will continue and backup offers will be considered while our prospective buyer works on securing financing (at which time the status will change to “Pending”). Contact me if you have questions.

Tennessean Article and OPEN HOUSE

5706 Burgess was featured in today’s Tennessean (‘Demand increases for modern-style homes’) There was supposed to be an online slideshow, too, but I don’t see it on the site. Come out to the open house this Sunday, April 17, and I’ll tell you all the stuff that didn’t make it into the article, including a fuller discussion of financing options. (Many buyers, especially first-time buyers, will want to look into an FHA loan, which only requires a 3.5% down payment.)

Update

So after the real estate equivalent of an ad agency review last week, I’m pleased to report that I’ve retained the 5706 Burgess listing. When a property has been on the market for a while, one of the only things a seller can do—and by far the easiest—is “switch horses,” so I appreciate Dan’s vote of confidence.

We had another pretty good month last month–a steady stream of showings, an offer that we worked but that ultimately fell a little short, and several verbal/trial balloon “offers”–but we’re not going to be satisfied with more of the same in April. Dan and I are both highly motivated to get Burgess under contract THIS MONTH. Bring us an offer on this amazing house and let’s see what we can work out.
